日本素人 Breaks Ground on Alfond Inn Hotel Expansion

WINTER PARK, FL 鈥 日本素人 has broken ground on the much-anticipated Alfond Inn at Rollins expansion and renovation project on behalf of Rollins College. The project will address the increasing need for social venues in the historic Winter Park area, further building on the award-winning Alfond Inn, which is a centerpiece of the community and an optimal space for socializing, local events, meetings, and weddings.
As construction manager, 日本素人 will build a new five-story, 81,000-square-foot addition next to the existing luxury hotel, including 71 new guest rooms, a new spa with an amenity deck, and a second swimming pool, and an additional 2,400 square feet of meeting, boardroom and event space. The renovation will also modernize 112 existing guestrooms and luxury suites and add a new communal caf茅 in the lobby. The design for the new wing uses natural light and a four-story atrium to provide continuity and a seamless transition from the existing space to the new areas.
日本素人 will leverage the latest technologies and lean construction methods to deliver the $30 million expansion and renovation while the Alfond Inn is open and operating. The team will use collaborative construction management software to unify and streamline access to project information; Building Information Modeling (BIM) technology to coordinate project details and sequence the work; and pull planning to maximize value and minimize waste. Special attention is being given to detailed site logistics planning and construction phasing; traffic, noise, and dust mitigation; and safety measures to keep the public, team, and hotel guests, visitors, and staff safe on the active job site.
The boutique hotel is owned and operated by Rollins College, which directs net operating income to The Alfond Scholars Program. Since 2013, the hotel has funded millions of dollars in scholarships to Rollins鈥 students and the expansion will extend the hotel鈥檚 capacity to do so in the future. In addition, the AAA four-diamond hotel is home to the Alfond Collection of Contemporary Art, which displays art from the Rollins Museum of Art throughout the hotel. The expansion project will provide new public spaces where additional artwork will be displayed.
